Portland, and the northwest in general, is known for having lots of moisture.  If you are having a Portland home inspection (or home inspection in a surrounding city) Infrared, thermal imaging, can help identify hidden moisture damage.  By finding the damage early you can save on future repairs.

Infrared imaging is an advanced non-destructive technology that allows me to show you things during your home inspection that cannot be seen with conventional home inspection methods.  

When I do a Portland home inspection here are some of the conditions my thermal camera can identify:

*electrical faults before they cause a fire.
*overloaded and undersized circuits.
*circuit breakers in need of immediate replacement.
*missing, damaged, and/or wet insulation.
*heat loss and air infiltration in walls, ceilings, floors, windows and doors.
*water and moisture intrusion that could lead to mold.
*possible pest infestation.

hidden roof (especially flat) leaks, before they cause serious damage.
*air conditioner compressor leaks.
*under fastening and/or missing framing members.
*structural defects.
*broken seals in double pane windows.

*energy loss and efficiency.
*dangerous flue leaks.
*damaged and/or malfunctioning radiant heating systems.
*unknown plumbing leaks.
*overheated equipment.

I use the thermal camera during all my home inspection in Portland.
